Description
This one-hour course satisfies the Georgia state-specific elective that licensed mortgage loan originators must take to renew with the Georgia Department of Banking and Finance (DBF) under the Georgia Residential Mortgage Act. It runs across two 30-minute chapters.
Chapter 1 looks at how the DBF is organized and what its examiners prioritize, walks through the eight violations that show up most often in GRMA exams, and explains two recent changes in the law. The first is the package of July 1, 2025 reforms under House Bill 15: a reformed felony bar, new corporate governance requirements, and an administrative withdrawal process. The second is the June 2024 Georgia Fair Lending Act amendment, which swapped the old Freddie Mac/Fannie Mae net yield benchmark for the CFPB average prime offer rate. Chapter 2 turns to mortgage fraud in Georgia: the $161 million Hampton case from 2025, the prohibited-acts framework in O.C.G.A. § 7-1-1013, and the legal duties an MLO takes on under the GRMA once fraud comes to light.
