Description
Every Idaho mortgage loan originator works inside a single, detailed rulebook: the Idaho Residential Mortgage Practices Act. The Act does more than describe how to get a license. It sets out, in plain statutory language, the specific things a licensee may not do, and it gives the Idaho Department of Finance the authority to deny, suspend, or revoke a license when those rules are broken. For the originator renewing a license each year, knowing the prohibited-practices provisions is not academic; it is the difference between a clean record and an enforcement file.
This one-hour Idaho state-specific elective is organized into two chapters and a case study. Chapter 1 covers the prohibited practices that apply to mortgage brokers and mortgage lenders under Idaho Code Section 26-31-211. Chapter 2 covers the broader list of prohibited acts that apply directly to mortgage loan originators under Section 26-31-317, together with the Department’s enforcement authority. The course then closes with a real Idaho Department of Finance enforcement action, examined step by step, so the statutory rules can be seen working in an actual matter.
